Real Estate: Everything You Need to Know. Buy, sell, rent out and invest on numbers, not feel.

Property is the biggest purchase most people ever make, and most of them make it on feel. This book replaces feel with arithmetic, checklists and the questions that protect you: how real estate really makes and loses money, whether to rent or buy, how mortgages and leverage work, how to choose a location and value a property, what to check before you sign, how to negotiate, the full buying process and costs in the UK, US, India and Dubai, how to sell well, how to analyse a rental deal properly, ten strategies compared, off-plan, landlord law, tax by country, building a portfolio that survives a downturn, and the scams. With a 90-day plan and eight worksheets.

  • The full guide (22 parts, about 110 pages, phone or laptop)
  • How property really makes money: the four returns, the total-return formula, leverage both ways, liquidity and concentration risk
  • Rent or buy with your own numbers, mortgages explained (LTV, fixed vs variable, stress tests, fees, overpaying), location from city to street, and four ways to value a property
  • Due diligence and legal checks, negotiation scripts, and the buying process with full cost tables for England, the US, India and Dubai
  • Investing for cash flow: the full cost stack, gross and net yield, cash-on-cash, DSCR and break-even occupancy, with a complete worked deal
  • Ten strategies compared (buy-and-hold, BRRRR, HMOs, short lets, flips, development, commercial, REITs and more), off-plan, being a landlord, tax by country, portfolios, market cycles and scams
  • How agents really earn and win listings, buying across borders (including NRIs and Dubai from abroad), a 90-day plan with buyer, seller, investor and agent tracks, and eight worksheets
🛡 Double Money-Back Guarantee. Apply the 90-day plan in the book. If you don't see results within the first month, email us and we refund you double what you paid.

Is it for you?

Who it's for

  • First-time buyers who want to know whether to buy at all, what they can really afford, and how not to overpay.
  • Sellers and movers who want to price right, prepare well and keep more of the proceeds.
  • Landlords and investors who want a method for deals, the real costs, the law, and a portfolio that survives a bad year.
  • Off-plan buyers, including in Dubai, who are being sold payment plans and want to know the risks first.
  • Agents and brokers who want to understand how the business really earns and serve clients better.

Not for you if

  • You want a get-rich-quick property scheme. The book says plainly that property can lose money, and shows you how people do.
  • You want legal or tax advice for your exact case. It gives you the framework and the questions, and tells you who to pay to check the details.
  • You won't do the arithmetic. Every part ends in a number to compute or a list to check.

Who's behind this

Real Estate: Everything You Need to Know is written by Manthan Bhendkar, founder of Asendify, whose playbooks take one big decision, strip out the hype, and give you the numbers and a method.

He also runs Asendify Realty, a property listing site for rentals and sales in Pune, so the questions in this book (what a place is really worth, what the rent supports, what has to be checked before anyone signs) are ones he deals with directly. The book is the full version: every side of the table, four countries, and the arithmetic the brochures skip.

Checked against the rules

The country specifics come from the laws and official guidance as they stood in October 2026. Four of them:

England: 5% extra stamp duty on a second home

On top of the standard SDLT bands, buying an additional residential property usually adds a 5 per cent surcharge, and non-UK residents usually add 2 per cent more. First-time buyers pay nothing on the first £300,000 up to a £500,000 price.

England: no more Section 21

The Renters' Rights Act 2025's first phase took effect on 1 May 2026: no-fault evictions ended, tenancies became periodic, and rent can rise once a year with at least two months' notice.

US: $250,000 / $500,000 home-sale exclusion

Section 121 lets you exclude up to $250,000 of gain ($500,000 married filing jointly) on your main home if you owned and lived in it for two of the last five years.

Dubai: 4% to the Land Department

The Dubai Land Department transfer fee is 4 per cent of the price, before the title deed fee, agent's commission and any mortgage costs. Part 9 adds them all up.

Not just property

The book is about real estate, but its habits work for any big, borrowed, hard-to-reverse decision:

Count the costs, not just the income

Every return looks good before costs. List them all, including the ones that happen once every ten years, then decide.

Borrow what you can survive

Stress-test any loan at higher rates and lower income. If a bad year would force you to sell, the loan is too big.

Ask who is paid when you say yes

Agents, developers, course sellers and "sourcers" are paid on the sale. Their advice can be good; it is never neutral.

Verify by a second channel

Never pay on the strength of an email, a WhatsApp or a screenshot. Call a number you found yourself first.

Questions

Why does it cost £1,450?

The guide is £1,000, plus Asendify's 45% service fee (£450), so £1,450 in total (₹2,02,999 in India). It is priced against the size of a single property mistake: overpaying by a few per cent, missing a lease or title problem, a deal whose real costs turn its cash flow negative, or an off-plan payment plan you can't finish. Each part is there to prevent one of those.

Which countries does it cover?

The method works anywhere. The specifics (buying steps, costs, landlord law and tax) are given for the UK (England), the US, India and the UAE (Dubai), as they stood in October 2026, including England's stamp duty bands and the Renters' Rights Act, the US home-sale exclusion and 1031 exchanges, India's RERA, TDS and capital gains rules, and Dubai's 4% DLD fee, Ejari and off-plan escrow.

I'm a first-time buyer, not an investor. Is it for me?

Yes. Part 1 gives a reading order by goal. A buyer reads rent vs buy, mortgages, location, valuation, due diligence, negotiation and the buying process, and uses the affordability, rent vs buy, due diligence and offer worksheets.

Will I make money from this?

No honest book can promise that, and property can lose money. What it does is show you how to run the numbers, what to check and how to avoid the mistakes that cost most, so that what you buy, sell or let is decided on figures you have checked.

What counts as results for the guarantee?

By day 30 of the 90-day plan, your track's checkpoint is done with real figures. Buyer: an affordability number in writing and a pre-approval or proof of funds. Seller: a valuation range with evidence, an agent appointed on agreed terms and a dated prep list. Investor: 20 real deals analysed on the same worksheet and ranked. Agent: a logged pipeline with five or more valuation appointments.

Is this legal, tax or financial advice?

No. It is general information as of October 2026. Property, tax, mortgage and tenancy rules change and depend on your country and circumstances, so check the details with a conveyancer, lawyer, CA, tax adviser or bank before you act.
